BUYER'S FIRST STEPS |
Let's meet!
I will conduct an in-depth interview to understand your goals, your timetable, and your concerns about affordability and financing. I want to hear about the type of property you are interested in purchasing, including size and features, and any other special desires and needs you may have. By listening carefully to your needs, our time together will be efficient and direct. I believe your experience as a buyer will be a positive one and I look forward to handing you the keys to your new home.
I will:
- Explain "agency" relationships in the State of California
- Explain what "full disclosure" means
- Provide you with the most current literature and industry resources to help you become an expert in the market
- Assist you throughout the pre approval process by referring qualified mortgage brokers to you and helping you choose a loan that fits your plan
- Discuss the best means of communication during our search, i.e., email, telephone, fax, etc.
- Outline the property buying process and create a time line for us to follow
- Constantly review disclosures, contracts, inspections, and any other pertinent material
- Once we have found the property you desire, I will negotiate on your behalf until you are completely satisfied
- Always listen to your needs

FINDING THE PROPERTY |
You can expect:
- Constant communication concerning current listings and properties that fit your needs
- Access to the MLS, Zephyr Website and my website to browse current listings and conduct additional research
- Locating and presenting selected properties to you. I make a firm commitment to not waste your time by showing you properties that are outside of your desired area or price range
- Access to the Tuesday Tour on a weekly basis and guided tours throughout the city
- Pre Sunday open house conversations to help you map your route and make the best use of your time
- A phone call or email when a new property that meets your needs hits the market!
- An honest opinion about each property in which you seem interested

MAKING AN OFFER |
I will:
- Gather all pertinent information concerning the property, provide all the forms, respect confidentiality and demonstrate due diligence in creating the best offer possible
- Prepare a comparative market analysis with the most up-to-date sales and market activity in order to write an offer that is both competitive and solid
- Work with you and the listing agent to come to an acceptable purchase agreement
- Negotiate on your behalf to ensure that you are getting the best property for the lowest price

CLOSING THE SALE |
I will:
- Once we are in contract, I will take care of every detail; help you schedule inspections, gain access to the property, communicate with your escrow officer, mortgage broker and insurance agent
- Deliver and discuss all material disclosures
- Help you understand the inspection results and discuss your options
- Maintain and meet contractual deadlines
- Monitor the loan process at your request
- Remind and guide you through the "big move"
- Happily hand you the keys to your new house
- Maintain a relationship with you for years to come. This isnt about the quick sale. I want to make you a client for life!
